Globe Point office development completes in Holbeck

CEG has completed its 37,800 sq ft seven-storey office development on Globe Road in Holbeck, marking the first new build office to be delivered in Leeds this year.

Globe Point provides next generation workspace for over 400 people and its striking flat iron design offers spectacular views across the city from the roof terrace gardens.

Designed to BREEAM Excellent, the workspace maximises natural daylight to deliver healthy, flexible workspaces. The ground floor café kitchen and business lounge will open in autumn creating a vibrant use at this site which lies just a few minutes’ walk from Leeds City Station’s southern entrance.

Marketing and data science agency, Jaywing, is taking the 6,437 sq ft third floor.

Antonia Martin Wright, head of investment at CEG, said:

“Globe Point has been designed to deliver the highest quality workspace in a great location close to the station. It is the first of our developments to complete in the Temple district, and a first for Leeds this year. It is set to create a buzz in Temple and, as the numbers of people living and working in the area continues to grow, this will help to support the fantastic bars, restaurants and other amenities, including our events space partnership with Chow Down.”

Fox Lloyd Jones and Knight Frank are marketing the building on behalf of CEG. Nick Salkeld from Fox Lloyd Jones said:

“Globe Point is an exemplary landmark building at the gateway to Temple and sets the benchmark for the wider masterplan in Leeds’ most exciting district.

“It’s a market leading product which has responded to current day occupier needs and boasts best in class features including business lounge, café facilities. The workspace has a truly unique ceiling detail with a mix of coffered and trucell finishes and can be offered in both traditional and fully fitted solutions. It’s added much needed Grade A supply to the market where occupier demand remains high particularly at the prime end.”

CEG has worked with specialist local consultants on the project. Sarah Dodsworth, Founding Partner of interior design consultancy Ekho Studio, said:

“Globe Point is an interesting and unique project that will both fit with and elevate the surrounding area. It’s a special scheme, and one we’re really proud to be associated with.

“The ground floor building amenity has been designed as a community space, reflecting the diversity and energy that is synonymous within this vibrant city neighbourhood. It offers a daytime to evening coffee bar, kitchen and events space with a mix of dwell spaces in which to lounge or co-work.

“Every design solution represents the commitment to delivering a sustainable and healthy end product. The statement bespoke artwork pieces further reflect and celebrate the grain and architectural richness of the area, whilst the large video wall creates opportunities for events and social gatherings.”

BAM Construction commenced the development in May 2021 on behalf of CEG. Simon Sutcliffe, Construction Director for BAM added:

“We are delighted to have completed Globe Point, it is a striking building and delivers the highest quality office space. This is the first of many of CEG’s developments in the Temple area and we look forward to starting the second office development in the near future.”

Award-winning Feilden Clegg Bradley Studios is the architect for Globe Point. Amanda Whittington, Partner, Feilden Clegg Bradley Studios said:

“The workplace and what tenants want is changing and this building has pre-empted this. Globe Point is part of a wider masterplan that is really going to revitalise and lift the area, and as one of the first buildings within the masterplan, its position at the head of the site creates a new landmark for the area. The detailing of the brickwork, crown and curved glazing come together with the informal and natural materials of the interior design to create an exciting new destination for Leeds.”

Globe Point is the first of CEG’s developments to complete within the Temple district of the city. CEG has also handed over Drapers Yard on Marshall Street to Labcorp for the fit-out of its life science centre of excellence. This new headquarter facility is set for completion early next year and will boast a new façade, roof top amenity space with a green, sedum roof and new landscaping and planting.

Collaboration for Rolls-Royce SMR deployment in the Netherlands

Rolls-Royce SMR has signed an exclusive agreement with Dutch nuclear energy development company ULC-Energy BV to collaborate on the deployment of Rolls-Royce small modular reactor (SMR) power plants in the Netherlands.

ULC-Energy - established in 2021 and based in Amsterdam - aims to accelerate decarbonisation in the Netherlands by developing nuclear energy projects that efficiently integrate with residential and industrial energy networks in the country.

"ULC-Energy intends to develop nuclear projects deploying modern, state-of-the-art, modular reactors that are based on proven technology," Rolls-Royce SMR said. "The Rolls-Royce SMR has been selected by ULC-Energy as its SMR technology provider of choice."

It said that by signing the agreement, the two companies have "formalised their alignment and will be working closely together to advance application of this technology solution over coming years."

"This is an important and exciting step forward towards deploying Rolls-Royce SMRs in the Netherlands," said Rolls-Royce SMR CEO Tom Samson. "Working under the agreement with ULC-Energy, as a developer who will deploy our technology, we will pursue a range of opportunities to provide affordable low-carbon energy for domestic and industrial uses."

"Challenging energy market conditions, particularly in Western Europe, have clarified the importance of having reliable and affordable energy systems," said ULC-Energy founder and CEO Dirk Rabelink. "The Dutch government believes that nuclear can and should play a meaningful role in the Netherlands. The Rolls-Royce SMR is ideally suited for the Dutch market. At 470 MW, and with a capacity factor more than 95%, each unit makes a meaningful difference and can be deployed efficiently to either supply power to the grid, or supply power and heat to dedicated industrial users."

In December, the Netherlands' new coalition government placed nuclear power at the heart of its climate and energy policy. It said it would provide financial support to the goal of building new nuclear power plants. It outlined EUR50 million (USD50 million) for this in 2023, EUR200 million in 2024 and EUR250 million in 2025. It anticipated that cumulative support for new nuclear would reach EUR5 billion by 2030, while not assuming the power plants would be online by that time.

The Rolls-Royce SMR is a 470 MWe design based on a small pressurised water reactor. It will provide consistent baseload generation for at least 60 years. 90% of the SMR - about 16 metres by 4 metres - will be built in factory conditions, limiting on-site activity primarily to assembly of pre-fabricated, pre-tested, modules which significantly reduces project risk and has the potential to drastically shorten build schedules.

The design was accepted for Generic Design Assessment (GDA) review in March this year with the UK's Department for Business, Energy and Industrial Strategy asking the UK's Office for Nuclear Regulation along with the environment regulators for England and Wales to begin the process.

Rolls-Royce SMR Chairman Paul Stein told the Reuters news agency in April that he hopes to get regulatory approval for the design by mid-2024, with the first unit producing power by 2029.

A Rolls-Royce-led UK SMR consortium aims to build 16 SMRs. The consortium - which includes Assystem, Atkins, BAM Nuttall, Jacobs, Laing O'Rourke, National Nuclear Laboratory, the Nuclear Advanced Manufacturing Research Centre and TWI - aims to build up to ten by 2035.

Rolls-Royce SMR said it will support international efforts to decarbonise energy systems, with a forecast to target GBP250 billion (USD295 billion) of exports. Memorandums of Understanding are already in place with Estonia, Turkey and the Czech Republic.

Denk de kans is best groote omdat bam heeft contact in VK - en voor nuclear lijkt mij dat je gebruikt standaards meer uitgebreid, dus ook bouwer met de ervaring en wij je al een relatie heeft .

Heb mij PostNL inzet verhoogt 100% - gaat het zien als er uiteindelijk een bod komt dit jaar.
Geld ff “geleend” van spaarrekening- alles is toch betaald dit jaar en moet terug over ~ 2 jaar, in tussen tijd kan toch terug betalen…

Mee eens - is van spaar rekening en er is nog genoeg er op voor volgende 2 jaar voor wat de rekening is bedoeld, de 3de jaar niet meer.
Ik kan de geld missen, het is niet gelend waar ik moet betalen.
Allen heb ik niet meer spaar geld voor over 3 jaar…

De Amerikaanse kerninflatie is in juli op jaarbasis sterker dan verwacht gedaald. Dit bleek vrijdag uit cijfers van de Amerikaanse overheid.

De PCE kernprijsindex steeg met 0,1 procent op maandbasis. Op jaarbasis bedroeg de kerninflatie 4,6 procent, een daling ten opzichte van de 4,8 procent in juni. Economen hadden voor juli 4,7 procent voorzien.

Reken daar maar niet op. Ze krijgen het al amper voor elkaar om überhaupt de helft van de eerder geopperde 100k woningen per jaar te bouwen.
